Royal Mansour sits inside the Marrakech Medina walls on Rue Abou Abbas El Sebti — the property was commissioned by King Mohammed VI of Morocco and opened in 2010 as the first Royal Mansour, with sister properties since added in Casablanca, Tamuda Bay, and the Rabat opening planned for late 2026. The Medina address sits 12 minutes on foot from Jemaa el-Fnaa and 15 minutes by hotel transfer from Marrakech-Menara airport. Inside the ramparts, the property occupies a 3.5-hectare walled garden compound with the 53 riads arranged around courtyard gardens and pedestrian paths — there is no through-road inside the property.

The defining design choice is the all-riad accommodation model — every key is a freestanding three-storey building with a ground-floor patio garden, a first-floor bedroom and majlis, a second-floor sitting room or additional bedrooms, and a rooftop plunge pool and dining setup. The smallest category at 165 square metres outstrips most peer hotels' largest suites; the largest three-bedroom riads run nearly 400 square metres. The Studio KO design programme draws on Moroccan craft traditions — zellige tilework hand-cut on-site, hand-carved cedar ceilings, Berber rugs from the Atlas weavers — without falling into pastiche.

The underground service tunnel system is the property's operational signature — 53 riads connected via a network of basement corridors to the central kitchen, laundry, and housekeeping facilities, so staff move beneath the property rather than across it. Guests rarely see staff outside scheduled service windows; the above-ground space reads as private. Sesamo by Massimo Bottura is the property's signature restaurant — Italian-Moroccan crossover in a courtyard pavilion, the chef's first North African project after Osteria Francescana. La Grande Table Marocaine runs the formal Moroccan kitchen; the spa covers 2,500 square metres with the largest hammam circuit in Marrakech.
